OLEA Mallorca provides property management, home care, maintenance coordination, owner and guest assistance, concierge and related services for homeowners in Mallorca.
These Terms & Conditions apply to the use of this website and, where applicable, to services requested or contracted through OLEA Mallorca.

2. Our Service
OLEA Mallorca provides and coordinates services including property inspections, keyholding, home preparation, cleaning coordination, pool and garden care, maintenance and repairs, supplier access, owner and guest assistance and concierge services.
The exact services included for each client will depend on the management plan, proposal or individual agreement accepted by the client.
Third-Party Service Providers
Certain services are carried out by independent third-party professionals or suppliers, including cleaners, gardeners, pool technicians, plumbers, electricians, air-conditioning technicians, drivers, chefs and other service providers.
Unless expressly stated otherwise, these professionals operate independently from OLEA Mallorca.
OLEA may coordinate appointments, property access, communication, quotations and follow-up on the client’s behalf.
Any third-party costs will be communicated or approved in accordance with the client’s agreement with OLEA.
4. Quotations & Additional Work
Work or services outside the agreed management plan may be quoted and charged separately.
Where possible, OLEA will seek the client’s approval before arranging significant additional expenditure.
In urgent situations involving the safety, security or protection of the property, OLEA may take reasonable steps to prevent further damage where immediate action is necessary and the client cannot be reached.
5. Client Responsibilities
Clients are responsible for providing OLEA with accurate information regarding the property and for informing us of any circumstances that may affect our ability to provide the agreed services.
Clients must also provide appropriate access, keys, alarm information and relevant instructions where necessary.
6. Property Access & Keyholding
Where OLEA holds keys or access credentials, these will be handled with appropriate care and used only for authorised property management purposes.
Access may also be provided to approved third-party professionals where required to perform requested work at the property.
7. Payments
Management fees and additional OLEA services will be invoiced according to the agreement made with each client.
Third-party supplier costs may either be invoiced directly to the client by the supplier or handled according to the arrangement agreed between OLEA and the client.
Any applicable taxes will be added where legally required.
8. Cancellations
Cancellation conditions for recurring management services, individual bookings or third-party services may vary depending on the service concerned.
Any specific cancellation terms communicated in a quotation, booking or service agreement will take precedence.
9. Liability
OLEA will provide its services with reasonable care and professional diligence.
However, OLEA cannot be held responsible for events outside its reasonable control, including failures or delays caused by independent suppliers, utility outages, severe weather, natural events, government restrictions or other circumstances beyond our control.
Nothing in these Terms excludes liability where exclusion would not be permitted under applicable law.

We aim to keep the information on oleamallorca.com accurate and up to date. However, website content is provided for general information and may be changed without notice.
Service descriptions displayed on the website do not constitute a binding offer unless confirmed through an individual quotation or service agreement.

12. Governing Law
These Terms & Conditions are governed by Spanish law.
Any dispute will be handled by the courts and authorities having jurisdiction under applicable Spanish and European consumer legislation.
